Gabe Designers to oversee J$2b residential development in Negril

Gabe Designers & Contractors says it will oversee the construction of a US$27-million (J$2.4b) residential development overlooking Negril on behalf of Hanover West Development, a local developer with British connections.
Gabe designed the complex, which comprises 91 apartments and town houses, totalling 294 rooms, to be built in three phases, according to manager Martin Isaacs. Gabe and Hanover West, he said, are co-owners of the 6.8-acre property located at Little Grove.
Gabe received planning permission last month from the National Environment and Planning Agency (NEPA) and it expects construction to begin within six months of parish council approval. Isaacs said his lawyers were currently drafting final documents to deliver to the parish council.
The units, ranging from 1,200 to 2,450 square feet, are expected to cost between US$199,000 and US$450,000, he said.
The top units would sell for close to J$40 million at current exchange rates.
Gabe Designers is a 14-year-old company incorporated in 1998 and is owned by Michael Chin, technician; Andrew Evans, civil engineer; and Bryce Grant, engineer, according to latest filing at the Companies Office of Jamaica.
Isaacs said the developer was "a Jamaican registered company with both local and international members". He said that the developer would seek funding in the form of equity and loans.
The proposed development is to be constructed on lands forming part of Little Grove - also called Red Ground. The development comprises three main types of living units, including three-storey penthouse apartments, two-bedroom apartments and town houses, as well as a clubhouse, two tennis courts, a jogging trail, two swimming pools, and a recreational pond.
"This project is aimed mainly at the local market, with an appeal for the Jamaican tourist, as well as returning Jamaicans," Isaacs said.
The type of construction involves traditional concrete masonry block and steel with cast floors and timber pitched roofs of varying types and shapes.
